We are excited that you have chosen to learn more about the homeowner’s association that makes up your community. By reading these important documents, you will understand more clearly the operations, rules and regulations that govern your community.
- Second Amended and Restated Declaration of Covenants, Conditions, and Restrictions
The Declaration establishes many important characteristics of the Association. The first section is the definitions. These definitions apply to the entire document. When you see a capitalized term in the balance of the document, it likely refers to a definition here, so this would be particular interest. Another area of interest are the Architectural Standards and Protective Covenants. These sections govern behavior and architectural aspects of the Owners and properties within Woodbridge. Additional aspects of this section are:
- Addition or withdrawal of property
· Membership and voting rights
· Obligations of the association
· Property maintenance
· Common properties and easements
- First Amended and Restated Bylaws
The Bylaws largely govern how the Association will accomplish the items outlined in the rest of the document. This section includes:
- Membership in the association

· Board of Directors
III. Articles of Incorporation
This short section is the State of Texas authorization for Woodbridge Association, Inc. to exist.
- First Amended and Restated Design Guidelines
The Design Guidelines are of major importance to the homeowner. These guidelines outline standards of behavior and architectural standards involving most all aspects of alteration of the exterior of the house, the yard or the landscape. It includes expectations of content of architectural submittals for approval, architectural guidelines and landscape guidelines.
- First Amended and Restated Assessment Collection Policy
This policy has been reworked from the ground up to make it more readable and understandable. It establishes for leadership and management the procedures and practices for the collection of assessments. It includes:
- Establishes authority and purpose for the policy
· To whom and where notifications will be sent
· Collection process
· Interest and charges
· Application of funds received
· Payment plans

- Covenant Enforcement and Fining Policy
This policy establishes for leadership and management the enforcement procedures and practices to be used in obtaining compliance with the governing document, both behaviors and practices that are not in accordance with the Governing Documents of the Association. These include:
- Establishment of violation
· Reporting of violation
· Notice of violation
· Appeal process
· Legal Counsel

Section 3.17 of the Bylaws of the Association, the Powers and Duties of the Board, gives authority to the Board to make reasonable rules and regulations that govern the association and its members. Trash and Recycle Containers
As of this date, the Board approved the First Amendment to the Initial Design Guidelines, along with its implementation procedures, which details the proper placement of trash and recycle containers within the Properties.

As of this date, the Board approved the Second Amendment to the Initial Design Guidelines, along with its implementation procedures, which details the allowance of ridge vents on roofs in Woodbridge. This Second Amendment to the Initial Design Guidelines is the fourth and fifth pages in the attachments below.
Architectural Request Form
This online architectural request form, though an exhibit to the Design Guidelines, is included here separately because of its frequency of use. This version is slightly updated from its original version in the recorded Covenants. Please see the Arcitectural menu under “Contact Us” above. Fence Relocation and Alteration Guideline
